Contractor Background Checking Services

League members can obtain in-depth information about almost any California- licensed contractor through LCH. Information includes Experian Credit Checks and public records information such as litigation and lien histories, tax defaults and bankruptcy information. This type of information is not even available to the vast majority of California homeowners - except through The League!  LCH pays for the annual subscription fees to the services used and then charges its members for only the cost of a report plus $5 for faxing, handling, copying of reports and postage.  This is an exceptional service which has saved many homeowners from going through what would have been a nightmare experience.

Energy Rebate Services

Through Viewtech Financial Services, Inc., homeowners now have a method of obtaining lower interest loans on energy efficient projects. The Energy Loan is a Fannie Mae special product developed to provide homeowners with an unsecured finance option for specified energy efficient home improvements. In the interest of consumer protection, Fannie Mae requires its approved lenders to undertake contractor/dealer screening processes. The Energy Loan is available through multiple approved Fannie Mae lenders.

LCH Home Improvement Contract

The League's "APPROVED HOME IMPROVEMENT CONTRACT" is not for sale!  The only way for you to obtain this extraordinary home improvement contract is by becoming a member of LCH.  What does the contract contain?  Quite a lot!  

Prepared by "the Dean of California Construction Law," James Acret,Esq., this special contract is written to insure that the homeowner has all the protections legally available when hiring a home remodeling contractor.  The document can be used whole or in part, or just for instructional purposes.  That is because the contract is eight pages in length due to the fact that it is printed in large type and includes references to the law when explaining progress payment schedules, retention money and when to commence work.  It also includes special clauses for hazardous waste removal, maintaining a broom clean work site, on-site porta-potties, and a voluntary arbitration clause.  In addition, the contract provides a 'change order form," plus a form for the material lists and a progress payment schedule.

The contract can be delivered by mail or electronically to LCH members.   It is prepared to comply with California law, but can be used outside of California as a format for contracting in any state in the Union. To obtain a copy you need only join the association.  If you are about to start a remodeling project, this contract is worth many times the price of membership in the association.

Free Legal Consultation

The League has arranged for its members to access legal counsel regarding questions involving real estate related matters. Questions may be a simple matter of interpreting a contract clause, association CC&R's, or even a complex real estate problem. This service is available only to League members.  Some rules of etiquette do apply, so feel free to ask for details.

The "1-800" Help Line

Whether you are searching for a real estate agent, homeowners insurance, a lender, or home improvement service, The League can help you get started in the right direction by providing tips and information regarding your rights and responsibilities as a homeowner and consumer. The League can also direct you to both public and private resources to get more information regarding credible professionals.  On a regular basis The League advises homeowners on how to file complaints with appropriate government agencies and has even directed inquiries which ultimately led to federal investigations.  

League Sponsored Workshops

These consumer oriented "How To" programs are designed to provide you with information on home improvement as well as a variety of other home related topics which can save you both time and money.  Learn to understand your rights as a consumer as well as how to avoid contractor "rip-offs" and much more.  We also offer seminars for first time home buyers which can help remove much of the mystery in finding the right deal.

Discount Homeowners Insurance

California Homeowner is the official magazine of the League of California Homeowners. This beautiful magazine contains tips and information on home improvement, real estate and includes topical articles of interest to any homeowner.  The magazine always contains information on steps to follow when hiring contractors.  You can also obtain this information by visiting the League's website.

$500 REWARD PROGRAM

League Members are automatically enrolled into the League's $500 Reward Program!

LCH members receive special window stickers that warn possible home intruders that your association will offer a $500 Reward for information leading to their arrest and conviction should they invade your home!

Program Rules Include:

  1. 1. Valid membership in the association (including chapter membership where chapters are present) at the time of intrusion and at the time a claim is made.  "Valid" means that the homeowner is current in their paid membership dues.
  2. 2. The LCH member must follow the procedures established by the association to insure that the claim is valid and that a crime did occur.

This program is not intended to replace your home security system!  In fact, we encourage you to obtain a home security system if you do not have one.  The program is intended to 'enhance' your existing home security program by offering the $500 reward as a "deterrent."  For more information or questions about the program, you can e-mail the association at Kwillis@homeowners.org.
